Smoke Damage Restoration: How Laser Cleaning Saved a Restaurant Months of Closure

Fire is one of the most expensive risks facing UK property owners and insurers. Property insurance claims due to fire reached £1.3 billion in 2018 (Association of British Insurers), and Zurich alone paid out £210 million in property fire claims in 2019, a 48% rise on the previous year.

With labour and material costs climbing, the biggest cost of a fire is often not the fire itself. It’s the time, disruption and business interruption caused by the restoration. This is where laser cleaning is changing the picture.

The situation

A fire broke out in the ground-floor utility room of a restaurant in Bradford, Yorkshire. It was contained before it could spread far, but it left significant smoke and soot damage throughout the rest of the building.

For the owner, the real threat wasn’t the burnt-out store room. It was time. Every week closed meant lost trade in a competitive area, mounting business interruption costs and reputational risk.

The challenge

The conventional response is to strip out and replace the affected surfaces. Replacing all the wall and ceiling plasterboard was dismissed quickly: material costs, supply issues and coordinating multiple trades would have taken four to eight weeks, with a heavy waste impact.

Dry ice blasting was also quoted, but carried real drawbacks:

• A risk of damaging surfaces, potentially meaning re-plastering
• Significantly higher cost
• Hundreds of kilos of CO2 released
• A two-month wait for availability
• Noise and CO2 risk meaning no other trades could work on site at the same time

The approach

LaserTec was asked to clean the first-floor seating area for a single day, as a trial. The results were clear enough that the owner instructed us to complete the whole restaurant, having concluded it was far more cost effective than a refit.

Laser cleaning vaporised the soot and carbon deposits without removing or replacing anything, capturing the waste in the extractor filter so there was no mess and no risk to the surfaces beneath. It worked across a wide range of materials:

• Plasterboard walls and ceilings
• Faux leather seating
• Internal wooden cladding
• Stainless steel kitchen panelling (including flash rust)
• Metal handrails and partitioning
• Vinyl flooring

Because the process is quiet and contained, other trades kept working on site throughout, something neither dry ice blasting nor a strip-out would have allowed.

The result

Laser cleaning was around twice as fast as dry ice blasting, needed no expensive consumables, and left surfaces ready for redecoration with no making good required. Working at around 150 square metres decoration-ready in five days, it removed the need to rip out and replace surfaces entirely.

The commercial impact

For this restaurant, the real cost of fire damage was business interruption. With turnover of around £2,000 a day, roughly £60,000 a month, every week of closure hurt.

By avoiding a strip-out and getting the space decoration-ready far faster than the alternatives, laser cleaning saved an estimated four to eight weeks of business interruption, and carried the potential to reduce the insurance claim by an estimated £60,000 to £120,000.
